Building the parking business model of the future

Parking & Property is the leading event for organisations managing, developing, building and fitting out car parks. The day features presentations by leading UK and international thinkers from the parking, property retail, transport, placemaking and automotive sectors.

Parking & Property looks at how property developers and parking operators are developing new business models that are building the value of parking assets. 

The event is programmed by Mark Moran, Editor of Parking Review magazine, in partnership with Nigel Williams, Managing Director of Parking Matters, a leading parking consultancy. 

Parking & Property 2019 will look at the potential impact of a series of social, economic and technological trends on parking in city centres. 

When developing their business plans, car park owners and operators now need to take account of changes in driver and customer behaviour, emerging vehicle technologies, changes in urban planning policies and developments in the wider economy. 

The day will see expert presentations by property developers, estate managers, parking operators, designers, architects, consultants and technologists.

Parking & Property will also provide ample opportunities for delegates and speakers to check out innovative systems and services during refreshment breaks in the exhibition. The day ends with the Parking & Property Social, an informal networking reception.

The first places where cars will behave in a truly autonomous manner are going to be car parks. We have already arrived at the point where cars can be left to enter a car park and find a bay all by themselves. How do such systems work and what are the implications for car park operators?

Multi-Stories: Let's Talk About Car Parks

Car parks are usually seen as one of the least compelling ingredients of a place, and yet designers across the UK and internationally are developing a new generation of car parks that challenge past practice and showcase innovation and creativity. The mono-functional car park as we know it will soon reach its expiry date so we need to consider what will replace it over time. Car parks of the future will need to be flexible structures that can accommodate the growth of connected, autonomous, shared and electric (CASE) vehicles. They will also need to offer owners the ability to adapt them for other uses.

Building a business CASE for car parks

In the near future, the owners and operators of car parks will have to develop business cases that accommodate connected, autonomous, shared and electric (CASE) vehicles. Meanwhile, the growth of online shopping presents challenges to both town centre and shopping centre destinations they serve. But for parking providers who recognise that data and electricity are the fuels of the future, the car park is place of opportunity.

Leveraging the car park for retail and leisure advantage

Car parks present opportunities for retailers, leisure operators and local authorities to engage in unique interactions with drivers. Technology now enables parking providers to actively drive retail business by encouraging footfall via linked promotions shared through their car park real estate.

Unlocking value tied up in car parks

How can car parks be used and redeveloped in ways that release economic and social value? This discussion will look at ways of unlocking value from car parks. The panel will include property owners parking operators, technologists and consultants will look at ideas such as:

  • Enhancing revenue streams by adopting smarter tariff structures, cashless payment, pre-booking, encouraging repeat usage and increasing the visibility of parking inventory through apps and partnerships.

  • Developing alternative revenue streams by accommodating activities such as, markets and events, car washes and click & collect services.

  • Redevelopment by building on car park sites to provide housing, workplaces, cultural spaces and other facilities.

  • Adapting and converting parking structures so they can accommodate new uses.

Regulating parking on private land

The Parking (Code of Practice) Act 2019 will see significant changes to the way in which parking on private land is regulated. Operators will have to abide by a single Code of Practice and drivers’ appeals against parking charge notices issued on private land will be able to appeal to a single adjudication service. When and how will these changes be introduced?

14:30: Session 3: Fire in Car Parks

Fires in car parks are usually contained incidents that do not pose a danger to life or the structural integrity of a building. Then, on New Year’s Eve 2018, a modern multi-storey car park and over 1,000 vehicles were destroyed by an intense fire. The blaze spread in a manner that was without precedent, prompting much concern and discussion in the parking, fire prevention and building design sectors.

This session will examine lessons from the Liverpool fire, look at the regulatory framework and hear expert opinion from both UK and Europe.
